Pangaea represents the dynamic forces in our industry; infrastructure changes, regulations are enacted, buyer tastes change, and markets mature. Conditions are never static.

Pangaea Land Consultants fills a need within the land development community for a full-service boutique consulting firm, bridging the gap between planning aesthetics and engineering realities.

At Pangaea, our overhead is low, expertise is high, resources are deep and principal involvement is constant; all result in value consulting services to business- and design-savvy clients.

We are Pangaea’s two principals, Chuck Glass and Rich Brasher. We collaborated for over seven years prior to forming Pangaea in March 2010. With over 70 years of combined experience, our hands-on approach and complimentary expertise provide you with sound solutions to your land development opportunities. Our experience assures that the character and yield from conceptual studies are carried through to design refinement, preliminary mapping, final engineering, and construction.

We have a focus on the conceptual design, refinement, entitlement and engineering of master-planned communities; and special expertise in hillside design. Meet the pangaea partners

Chuck Glass
Chuck Glassowner
Chuck has a wealth of experience in land planning and development accumulated in the course of his over 45-year career; that, and a double handful of World Championship softball tournament rings.

Chuck designs by blending the concepts of human-scaled environments, efficiency of environmental infrastructure, balanced land uses, and utilization of the natural opportunities afforded by each site. This methodology – amalgamated today as “sustainable design” – comes as second nature through his background in planning and engineering.

Chuck’s professional experience includes the preparation of major land plans for domestic projects in San Diego, Denver, San Francisco, Dallas, and Phoenix; as well as international projects in Mexico, Korea, and Indonesia. Master-plan designs have included conceptual architecture, urban design, streetscapes, engineered grading, drainage, routing of golf courses, and pad layouts for residential, civic, commercial, and recreational uses. Chuck has placed his design stamp on projects ranging from 10 to 10,000 acres. Chuck’s technical and theoretical background is augmented by some mean skills in color presentation graphics.

Chuck obtained his Associates degree in Liberal Arts in San Diego in 1966. He’s a native of Whittier, is an old surfer, and resides in Fallbrook. Dude.

Rich Brasher
Rich Brasherowner
Rich is a rare blend of urban planner and civil engineer. His 33 years of experience blend aesthetics and engineering to produce livable projects grounded in reality. This approach to “sustainable design” gives Rich the ability to move seamlessly from abstract concept to technical detail. Left-brain and right-brain; living in harmony.

Rich has nearly 30 years in the San Diego area, giving him experience on diverse projects from conceptual master-plans to detailed urban design. This comes in handy for hillside grading, residential design across the spectrum of densities, commercial/retail site design, mixed-use integration and institutional and industrial site planning.

Rich has a passion for community. His civic and professional involvement includes creating and teaching a class in Urban Design at UCSD Extension; mentoring in the San Diego APA Young Planners Group; and leadership positions with the Transit Alliance for a Better North County (TABNC); the External Advisory Committee for the Civil, Architectural, and Environmental Engineering Program at The University of Texas at Austin; ULI San Diego/Tijuana District Council; Partners for Livable Places/San Diego; Citizens Coordinate for Century 3; San Diego Section of the American Planning Association; LEAD San Diego (1996); the Linda Vista Community Planning Committee; Crime Victims Fund and Senior Community Centers of San Diego.

Rich holds a Bachelor of Science degree in Civil Engineering from the University of Texas at Austin and resides in Carlsbad.
